Yes my rent goes up every April and sometimes later in the year too. I receive housing benefit towards my rent but it still feels like a giant lump of the small amount of money I receive goes to a Council which fails to meet the services it proports to provide for this money.

My daughter rents her house, her rent is going up £200 a month, from £650 a month to £850, I've told her to pack up and come back home

The trouble with capping rents is then landlords are often forced to sell property as the rental income may not be enough if they have a mortgage on it. So many properties will be removed from renting which creates an inflationary pressure on rental prices. Then you have landlords who realise they may be prevented from increasing rent so when a property is first available for renting so they will set the price much higher knowing that they may not be able to increase the rent later or they will be limited to a 3% yearly increase or similar.

Other solutions where there is less tax or costs on properties that have lower rents, i.e. you encourage landlords with tax incentives to keep their rent low often means they create smaller rental properties. I.e. a large house that was previously rented has been turned into 3 small flats which generates much more income even allowing for the conversion costs over the long term.

It's a really difficult situation. Ultimately there are far too many people on this island. We are approaching 70 million people most of which are in England when the UK really can only sustain a population of 30-40 million in resources. We are pretty much at double the population this island ideally should take so there is a huge undersupply of housing that is almost impossible to solve with our current finances.

Mine went up last year by 38% and I pay it weekly. It was a big jump in one go and not as if it hadn't been going up annually.

I was told that it needed to go up because everyone else was putting rents up! The landlord does not have a mortgage to pay extra on either.

There is not much tenants can do about rent increases as landlords can charge whatever they like on their properties, unless the Government brings back reasonable rent standards so that tenants are not forced out their homes through unaffordability. The rent is a huge outlay to pay before all other charges come in, such as council tax, power and water, food, etc. Homelessness is on the increase due to landlords getting bigger incomes through AirBnb with no taxes to pay in some areas. What are people supposed to do? Something needs to be changed to keep tenants in their homes.

Mine has just gone up an extra £185 a month for a one bedroom flat, it was £950 a month..

Pinkspirit Just to clarify your rent was £950 a month and now it is £1135? That is a a frightening amount of rent for the majority of people in this country. I'm getting near the end of my mortgage admittedly but my mortgage is around £400 and I have about 7 years left of my mortgage. It's an ex-council house, semi-detached 3 bedroom house. I say 7 years but I've made overpayments of about £9000 so I'm hoping to pay off the remainder within 3 years but I feel more likely 4 years now.

BonzoBanana yep, £950, now £1,135 for a one bedroom flat, the landlord actually says it's worth more!! He had to paint the bedroom & lounge with Dulux mould shield earlier this year..he blamed it on the house being so old and not that he didn't ventilate/insulate the outer walls correctly (Brighton rentals are known to have bad damp / mould issues) 😞. Wow that's great that you don't have many more years to pay off your mortgage, then you relax and enjoy what you've worked so hard for. 😊😊😊

Pinkspirit Brighton does look a lovely area to live. There is a gig economy courier who works in Brighton and I've watched a few of his videos on youtube with him delivering food and looks a nice place. The south east gets the best weather in the UK, second best being the south west where I am.

Not ours as we are buying but my work colleagues rent as gone up in the private sector more needs to be done to look after people in private landlords
