Would You Renovate a House?

I’ve been watching the The Great House Giveaway which two people renovate a house to make a profit to go towards a mortgage and I was wondering if anyone else would spend out on a property in the chance of making a profit by renovating it? So, would you?

I absolutely love that show! I don't think I have the skill to renovate a house. I could do some of the easier jobs, but I wouldn't want to paint or plaster anything and I would need a professional to do certain jobs. If I had the money and the time then I would love to give it a go.

Between myself and family we've bought and renovated about ten or so over the years, and continue to do so when the right property comes up.

A few things to note if you are thinking about it:

It's very hard to find a house which you can make a decent amount of money on which a builder/renevator hasn't snapped up first. Scour the main property sites every day to increase your chances.

Finding tradesmen to do the work you want at a decent price is so time consuming. Some will accept the job and just not turn up to do the work. Make time considerations for this.

When the workmen do turn up you'll need to be clear with them and let them know exactly what you want. And then make sure it's done before they're paid. (Although most do what they say 🙂 )

The first time you renovate and sell on you'll spend quite a bit of money on tools/equipment (if you don't already have them).

It gets easier with every property you do as you build up knowledge ☺️

Remember to factor in the bills and mortgage amount (if applicable) for the amount of time you're renovating the property.

I used to renovate the odd house when I worked in construction every house throws up some surprise to damage your budget so you really need to take that into account when doing the math .

If I were 30 years younger (and that would be pushing it) I would love to renovate a house with friend or partner. Now cleaning the windows is a chore!
